Boral Gutter Replacement in Las Vegas, NV

Boral Gutter Replacement: The Las Vegas Owner’s Guide

Boral gutter replacement in Las Vegas typically runs $280-$520 for a standard residential section, including removal, matching profile, and proper slope reinstallation. Most Boral-compatible profiles are in stock or available next-day, and we complete the majority of swaps in a single visit. Homeowners usually notice the problem first as water spilling over the front edge during our brief but intense monsoon storms, or as a section pulling away from the fascia after years of thermal expansion in the desert sun.

Ray Mulvey learned early on, working roofs across Charleston Heights and the valley, that Las Vegas gutters fail differently than in wetter climates. The UV exposure and 140-degree surface temperatures do the damage long before rust sets in.

Which Boral Models This Applies To

Boral’s gutter systems were sold primarily through their roofing distribution network in the Southwest, and the most common profiles we encounter in Las Vegas are the 5-inch K-style and 6-inch half-round series manufactured between roughly 2002 and 2018. If you’re unsure what you have, check the inside of the downspout outlet or the back flange of the gutter itself for an embossed “Boral” mark or a lot number beginning with “BR-“. The color finish is also telling: Boral’s proprietary “Desert Sand” and “Sedona Brown” coatings were popular in Summerlin and Henderson installations and are noticeably thicker than standard paint finishes.

We carry OEM-compatible Boral profiles in .032-gauge aluminum, which matches the original wall thickness exactly. Aftermarket equivalents exist, but the hangar spacing and front bead profile often differ by an eighth-inch, enough to create visible seams or poor drainage if mixed on the same run. For homes in Anthem or Seven Hills with continuous runs over 40 feet, matching the original gauge matters more because thinner material will telegraph every wave in the fascia board.

Ridgeline Roofing Co. of Las Vegas is an independent service provider, not affiliated with Boral.

Signs Your Boral Gutter Replacement Is Failing

  • Water pours over the front edge during rain. This usually means the gutter has lost its proper slope toward the downspout, often because hangers have pulled loose from the fascia. In Las Vegas, the constant expansion and contraction from 40-degree winter nights to 110-degree summer days fatigues the fasteners faster than in milder climates.
  • Visible gaps between the gutter and fascia board. The back of the gutter should sit flush. A gap indicates either hanger failure or, worse, rotting fascia behind the gutter that the original installer never flashed correctly. We’ve found this hidden damage in at least a dozen homes near the Old Vegas corridor.
  • Standing water 24 hours after rain. Boral gutters were pitched at installation, but settling foundations or sagging fascia can reverse the slope. Mosquitoes are uncommon in the desert, but stagnant water breeds them quickly and stains the gutter interior.
  • Paint peeling from the bottom of the gutter in sheets. Boral’s factory finish was better than most, so widespread peeling usually signals the aluminum has begun to degrade from the inside due to trapped debris and moisture. This is common on north-facing sections where morning dew lingers.
  • Downspout detachment or chronic clogging at the outlet. The outlet seal fails first because it handles the highest flow volume. Once the seal goes, debris packs behind it and the elbow separates from the gutter body entirely.

Replacement Cost & What’s Included

Component Typical Range (Las Vegas)
Single 20-foot section, 5″ K-style, .032 aluminum $280-$380
Single 20-foot section, 6″ half-round, .032 aluminum $340-$460
Downspout assembly with outlet (per story) $85-$140
Fascia board repair (if needed, per 8-foot section) $120-$220
Full perimeter replacement, average 2,000 sq ft home $1,800-$2,800

The range depends on three factors: accessibility (single-story versus two-story with steep roof pitch), whether we discover fascia damage once the old gutter comes off, and whether your Boral color is a standard stock item or requires a special-order run. We quote the full number before we start. The price we quote is the price you pay.

Every gutter replacement carries our 90-Day Done Right Promise. If the slope isn’t right, if a seam leaks, or if a hanger pulls in that first season, we come back and make it right. No paperwork, no arguing.

DIY or Call Us?

There’s no high-tension danger in gutter work the way there is with garage door springs, but there is a genuine fall risk. Most Boral systems in Las Vegas were installed on single-story homes with 4/12 or steeper pitches, and a 10-foot drop onto concrete or desert landscaping can change your life.

What you can safely check from the ground: confirm water flows from the downspout during rain, look for obvious sagging with binoculars, and clear debris from accessible downspout openings with a garden hose. What goes wrong with DIY replacement: improper slope (even a quarter-inch off over 20 feet creates standing water), damaging the fascia with overdriven screws, and mixing hanger types that don’t match the original Boral spacing. We’ve been called to fix homeowner gutter jobs in Spring Valley and The Lakes more often than you’d expect.

A roof doesn’t have to be complicated. It just has to hold. If you’d rather not find out the hard way why slope matters, call us.
