The desert climate here does a particular kind of damage. Boral’s clay and concrete tile systems are built to last, but the underlayment beneath takes the real beating. UV exposure through cracked or shifted tiles, combined with thermal expansion that cycles hundreds of times per year, dries out and splits the waterproofing layer while the deck boards underneath slowly delaminate. Boral tiles manufactured before 2017 carry the Boral logo; post-acquisition tiles may show Westlake Royal branding but retain the same dimensional specs. The critical measurement is batten spacing, typically 12 inches on center for Saxony and 11.5 inches for Villa 900. Wrong spacing means the replacement underlayment won’t seat properly.

We use Boral-specified or equivalent synthetic underlayment rated to ASTM D226 Type II or D4869 Type IV, never felt paper on a tile system. For deck repair, we match the existing substrate, whether it’s 5/8-inch CDX plywood on spaced battens or solid sheathing for direct-to-deck applications. The OEM underlayment from Westlake Royal runs higher, but we’ve had excellent results with CertainTeed DiamondDeck and Owens Corning ProArmor as qualified equivalents. The difference is usually $80-$140 in material cost on a typical 2,000-square-foot repair area.

  • Granular debris in gutters that matches tile color. This indicates tile movement and friction against a compromised underlayment. On Boral concrete tiles, the color-through body means the debris is significant, surface-worn material, not just topical granule loss.
  • Sudden musty odor in attic or upper floor spaces after rare heavy rain. Boral tile roofs shed most water at the surface, so any interior moisture smell means the underlayment has failed completely in at least one area. Las Vegas gets enough sudden downpours in July and August to expose these failures dramatically.
