The desert’s 110-degree days bake the asphalt sealant behind flashing until it turns brittle, then thermal expansion and contraction slowly work the metal loose. Which GAF Models This Applies To

GAF flashing isn’t universal across their product lines. The Cobra ridge vent systems use a specific low-profile flashing profile that sits nearly flat, while their Master Flow and WeatherStopper accessory lines require taller step flashing to match the shingle exposure height. If you’re trying to identify what you’ve got, check the stamped code on the metal edge, usually found on the exposed face of step flashing or the collar of vent pipe flashing. GAF marks most accessories with a four-digit part prefix beginning in 02 or 03.

We carry both OEM GAF flashing and quality aftermarket equivalents from Lomanco and Air Vent that meet GAF’s compatibility specs for warranty purposes. The aftermarket option saves roughly $40-$80 on material cost and performs identically in Las Vegas conditions. One compatibility gotcha: GAF’s newer Timberline HDZ shingles have a slightly thicker butt edge than the older Timberline Natural Shadow, which means pre-2019 flashing profiles sometimes sit too low and create a capillary gap.   • Water stains on interior ceilings or walls, especially below chimneys or dormers. This usually means step flashing has separated from the wall or the house wrap beneath it has degraded.   • Rust streaks running down the roof face from metal edges. Galvanized flashing has a 15-20 year lifespan in our climate before the zinc coating gives way. Once rust appears, the metal is thinning and will soon perforate or lose its ability to shed water outward.
  • Loose or lifting shingles directly above or beside flashing. Failed sealant strips allow wind to work underneath, and in Las Vegas, our spring wind events can peel back whole sections if the flashing edge isn’t holding the first course down.
  • Musty odors in the attic or insulation that feels damp to the touch. Slow leaks at flashing often evaporate before they drip, but the moisture still breeds mold in attic spaces that hit 140 degrees in July. By the time you smell it, the framing around the flashing is usually compromised.
  • Visible gaps between the flashing and the wall or roof deck. Thermal cycling in the desert causes aluminum flashing to expand and contract more than in milder climates. The sealant bead behind it eventually shears, leaving a gap that looks small from the ground but funnels water directly into the structure.
